TFMoran project featured in NHBR’s “From the Ground Up”

The recently opened Bowman Place at Olde Bedford has been chosen as NH Business Review‘s “From the Ground Up” in the April 2021 issue. The project began in October of 2019 and was completed ahead of schedule despite numerous hurdles throughout the construction process.

TFMoran provided civil/site engineering, permitting, traffic engineering, and landscape architecture services for the new 3-story senior living residence. The 95,000sf, 150-bed facility developed by Senior Living of Bedford, provides 69 assisted living apartments and 36 memory care apartments with 24-hour care services. Amenities include a fitness room, library, game room, activities room, dining rooms, and other common areas for residents to enjoy.

The project team also included Development Manager Munson & Associates, EGA Architects, and Eckman Construction Company.

Ribbon Cutting at Chandler Place – Affordable Senior Living Apartments in Plaistow, NH

TFMoran’s COO, Dylan Cruess and Project Manager, Tom Burns, PE joined in the celebration of the completion of Phase I of Chandler Place Apartments on 18 Chandler Ave, in Plaistow, NH. A ribbon-cutting ceremony was held on Friday, June 16th led by Steven Lewis, one of the three local developers. New Hampshire’s Governor Chris Sununu and town officials were also on hand to support this 62-and-older affordable senior housing project. Phase I of this two-phased project, consists of 25 one and two bedroom apartments, each averaging between 650-670 square feet, and a community center and business center on site. Phase I was completed in-part from receiving $330,000 through the state’s Affordable Housing Fund and $4 million through Federal Low Income Housing Tax Credits. Residential applicants had to be at or below a required income level to qualify. The approximate rent for a one bedroom is $915 and a two bedroom is $1,095.  At the time of the ribbon-cutting event, occupancy was to capacity, with a waiting list for an open unit. Phase II could add an additional 14 more apartments.

The project team for Phase I of  Chandler Place Apartments included TFMoran for land surveying and civil/site engineering services, Burnell-Johnson Architects for architectural design, Gary Chicoine Construction for building, and Jameson Excavation for site work.

TFMoran Completes Work for Maple Ridge Estates at Bedford

Bedford, NH – TFMoran, Inc. of Bedford, provided survey and civil engineering services, landscape architecture, and permitting for the design of Maple Ridge Estates, a 62+ independent senior living community in Bedford. This new community is part of a multiphase, mixed-use development located on 11 acres in the town’s performance zone between South River Road (NH-Route 3) and Technology Drive.

Construction for the residential phase of the development is slated for completion in April 2017; the commercial/retail phase will follow. Calamar Enterprises, Inc., the project’s developer, has overseen construction of the three-story, 163,000sf, 116-unit residential building and 73 detached-garage units designed by Silvestri Architects, PC of Amherst, N.Y. Site construction was performed by Jennings Excavation, Inc. of Hollis, N.H.

Construction of this new independent senior living community provides a mix of one- and two-bedroom units while offering numerous onsite amenities. These include a putting green and chipping area for golf enthusiasts, a bocce court, and outdoor function area featuring a large covered patio with pergola. Inside the building, a dining hall, lounge, 40-seat theater, fitness center, and hair salon provide convenience and comfort for its residents. Collection and treatment of stormwater runoff generated from the new development was addressed with a series of bioretention areas. Wetland areas, steep slopes, and ledge found around the site required careful consideration of grading.
