TFMoran provided survey and civil engineering services to support the Change-of-Use for Realty ONE Group Next Level’s new headquarters at 40 Harvey Road in Bedford, New Hampshire. The project involved transitioning an existing facility to professional office use to support the firm’s continued growth, with offices already established in Concord, Portsmouth, and Nashua.
Survey services included the preparation of an Existing Conditions Plan based on comprehensive field surveying of the approximately 3.14-acre site. This included field wetland delineation and a combination on ground and drone survey techniques.
Civil engineering services included the preparation of a Change-of-Use Site Plan depicting the existing building and the required site upgrades, including an expanding parking area. The site plan included the design of a new driveway to Autumn Lane, where no previous access existed, to improve site circulation and meet the client’s vision for the property. A Driveway Sight Distance Plan and profile was developed to demonstrate compliance with local roadway safety requirements.
TFMoran coordinated closely with the client and local review authorities throughout the permitting process, addressing municipal comments and providing technical documentation to support project approvals. The resulting site design delivers a safe, efficient, and code-compliant office environment that supports Realty ONE Group Next Level’s continued growth in southern New Hampshire, culminating in the successful grand opening of the Bedford headquarters on January 22, 2026.
