TFMoran Designs 200,000sf Mixed-Use Development near I93 Exit 17

TFMoran engineers are working for developers Interchange Development, LLC to design and permit a proposed multi-phase mixed-use development to be known as Concord Crossing II on Whitney Road near I93 Exit 17. The 43-acre site would be one of the largest recent mixed-use developments in central New Hampshire. TFMoran’s services include master-planning, civil/site engineering, traffic engineering, permitting, and landscape architecture. The project is expected to be heard by the Concord Planning Board this summer.

Phase One of the 200,000sf development will include an 80,775sf Market Basket store – the third Market Basket in Concord – with an attached 22,000sf retail space, and a new state-of-the-art 12,000sf New Hampshire Liquor and Wine Outlet. It also includes the existing Dunkin’ Donuts – Mobil/Xtramart gas/convenience store. The project also includes a new two-lane roundabout at Hoit Road (Route 4) and Whitney Road.

Phase 2 will consist of seven more pad sites housing retail shops, restaurants, a bank, medical offices, and a wireless communications facility. The third phase introduces a new industrial parcel to accommodate a 45-60,000sf distribution/warehouse/manufacturing facility. The parcels would all be served by City sewer and water.

Congratulations to 603 Brewery and Beer Hall, now open at Woodmont Commons!

On June 15, the new 603 Brewery and Beer Hall opened its doors at Woodmont Commons in Londonderry, NH. The new 18,000sf brewery and 200-seat restaurant with indoor/outdoor dining is the first building to be completed at the new mixed-use development. TFMoran provided civil and structural engineering services for the brewery which was designed by McHenry Architecture and built by Harvey Construction. The second building of Phase 1 at Woodmont Commons is nearing completion. Located on Main Street next to the 603 Brewery is a new four-story, 87-unit apartment building with 23,000sf of retail space on the ground level. TFMoran provided civil and structural engineering services for this project which is being constructed by Performance Building Company.

Woodmont Commons is a new mixed-use development designed to be an urban village-style, walkable community in the rural countryside on over 600 acres. This unique multi-phased development is located off of I-93 Exit 4 and will include housing, retail stores, restaurants, office space, and amenities. TFMoran is working with Pillsbury Realty Development in providing civil and site engineering services, which included Michels Way, a new road connecting Garden Lane, and Pillsbury Road. The architect of record Shook Kelley of Charlotte, N.C., helped prepare the planned unit development (PUD) overall master plan. Attorney Ari Pollack of Gallagher, Callahan & Gartrell provided legal work for permitting and contracts for the development.

Construction Begins on the Whole Foods Market at the Goffe Mill Plaza

Demolition and construction has begun on the Whole Foods Market at the Goffe Mill Plaza in Bedford, NH.  New Hampshire Business Review featured the start of construction in their March 25th Edition of Real Estate & Construction News Roundup.

TFMoran provided civil/site and traffic engineering, permitting, land surveying and landscape architectural services for the redevelopment of the former Sheraton Wayfarer Inn site on South River Road. A 40,000sf Whole Foods Market will anchor the new mixed-use development, along with two new restaurants, a 8,800sf retail building, a bank, a 7,564sf fitness center and 73 apartment units. The 16.2 acre historic site was originally developed in 1744 by Colonel John Goffe. An historic mill building will remain on the site as part of a park design. Whole Foods Market anticipates opening in late 2015.

Whole Foods Market Receives Conservation Commission Permit for Bedford, NH Store

Whole Foods Market will anchor the new John Goffe Plaza in Bedford, NH.  The mixed-use development is on the site of the former Wayfarer Inn and Convention Center and will feature housing, office, and retail uses in addition to the Whole Foods Market.   TFMoran is performing Land Survey, Civil and Traffic Engineering, and Town and State Permitting for the project.  TFMoran Principal and Civil Project Manager, Jeff Kevan was featured in a recent Bedford Bulletin article about the Conservation Commission’s unanimous approval of a dredge and fill permit for the development.

Robert Cruess Published in High-Profile Magazine
